PROCESS
1. Choose Plan
We have a variety of homes to accommodate your needs when it comes to design, size or shape to best fit your site. The most efficient way to begin your project is to pick from our standard floor plans. However if your wanting to customise your home we can have a chat about what best fits your needs.
2. Site
our team can arrange a site visit to check the suitability of a transportable. If you already have council approval GREAT! all we need to do is check site access and any obstructions. we can also determine what compliance is needed for your site e.g. Geotech report, waste water plan, designs and resource consent.
3. Estimate
If you are choosing from our standard floor plan then we will provide an estimate before preparing your purchase agreement. If you have chosen a custom plan we will make all necessary changes before completing a P.C sum this is a provisional estimate providing your site suitability is good ground NZS (3604) and only requires standard piling.
4. Scope of work
We have now Quoted your new home and assessed all site compatibilities, including truck access. We can now commence with plan changes, kitchen design, house elevations and foundation requirements in preparation for council. At this stage we require a $2,500 deposit to secure you’re new plan designs. This is not additional and will be taken off your first progress payment.
5. Contract Process
Once contract has been agreed upon and signed we can start consent process and proceed with your build. Your contract details will include,
Full scope of work
Kitchen plan
Final house plans
Floor coverings
Electrical plan
Colour schedule
At this stage we require a 10% deposit upon signing your agreement to secure your build slot and begin construction. Progress payments will be laid out in your contract with estimated timelines for them.
6. Progress Plan
Your build is underway! We will keep in touch with you through the whole process giving you weekly updates, photos of your home. Our construction team is very efficient so any changes that need to be made should take place before signing to prevent any delays.
7. Delivery Time
Your house is now finished in the yard and expected to hit the road. We have teamed up with one of New Zealand’s top house movers Houses on the move. They can shift a house just about anywhere and can do so in such a great time frame with fantastic results
8.Final Stretch
Over the course of 2-3 weeks we will aim to have the house on piles with connections and services completed. Our team will meet with you for a final site visit to ensure you are happy with our product then its time to hand you the keys to your new home, rental or bach.
CHECKLIST
WHAT YOU WILL NEED...
A GEOTECH REPORT
A Geotech report is required to determine the soil stability on your site and identifies any potential concerns where further engineering may be required for foundation works.
SEPTIC AND STORM WATER REPORTS
If you do not have a mains connection, you will require a septic system. This report determines what septic systems you will require, We are happy to assist in this price
DECIDE IF YOU WISH TO MAKE CHANGES TO THE HOUSE
If you would like to make any additions or alterations to your new relocatable home, we can make provisions for these changes when we draw up the plans. It is better to allow for these at this stage, (even if they won’t be added on until later), as we can apply as part of the building consent. (Excluding additional consent costs down the track) This includes decking.
DECIDE WHERE YOU WANT YOUR HOUSE POSITIONED ON SITE
This can be drawn on your Certificate of Title. We will advise of any potential obstructions when we draw up the site plan (including services, easements etc) and make changes if required.
A RESOURCE CONSENT
A resource consent is typically required to relocate a dwelling onto a site. We will confirm whether or not your local council requires a resource consent.
PREPARING YOUR SITE FOR A NEW RELOCATABLE HOME
Before your relocatable home can be delivered to your site, there are a few things that you will need to do. The house site needs to be pegged in accordance with the approved plans. You will need to provide clear unencumbered access to site. This may mean the removal of trees, fencing or gaining neighbours approvals (if necessary). Insurance will need to be arranged, which we can talk you through. Safety fencing needs to be erected around the site in order to abide by all health and safety laws pertaining to a building site.
Provided consents have been issued, your new relocatable home will be delivered to site and lowered onto its’ new foundations, and you can begin the process of moving in or renovating.
